    How these numbers work
    • Rates are approximate ranges for custom, builder-led homes in south-east Queensland (2025 to 2026): about $3,200 to $4,200 per m² for quality custom, $4,200 to $5,800 for premium, and $5,800 to $8,500 for architectural. Project homes cost less; one-off designs can cost more.
    • Sloping blocks add roughly 4 to 8% (gentle) or 10 to 20% (steep) for retaining, footings and access. Three levels add about 5%.
    • Extras use typical ranges: demolition about $30k to $60k (asbestos removal extra), concrete pool about $70k to $150k, landscaping and driveway about 5 to 10% of the build, design and engineering about 6 to 12%.
    • These are not Hartwell's prices and not a quote. Your design, block and selections decide the real number. Michael will price it properly after the site meeting.
    • In Queensland, the deposit on a domestic building contract over $20,000 is capped at 5%, and QBCC home warranty insurance applies to residential work over $3,300. See qbcc.qld.gov.au.

    How much does a custom home cost on the Gold Coast?

    It depends on size, block and finishes more than anything else. Try the budget planner above for a typical range, then book a site meeting and we'll give you an honest number for your brief.

    Is the site meeting really free?

    Yes. We walk the block with you, talk through what you want and what you want to spend, and tell you straight if the two don't match. No obligation.

    Why only two builds at a time?

    So Michael can be on your site most days. It means we sometimes have a waiting list, but you'll always know who's building your home.

    Can you build a design from our own architect?

    Absolutely. About half our work is architect-designed. We like to see drawings early so we can flag cost and buildability before they're finalised.

    Should we knock down or renovate?

    It comes down to the structure, how much you want to change, and whether the house has character worth keeping. The knockdown or renovate helper is a good start; we'll give you a straight opinion on site.

    How long will our build take?

    Typically 9 to 18 months on site for a custom home, plus design and approvals beforehand. We'll give you a written program before we start and update it every week.

    How will we know what's happening on site?

    You'll get a photo update every week and Michael's direct mobile. You're welcome on site any time, with a quick call first so we can walk it together safely.

    What protections do we have in Queensland?

    Domestic building contracts include a cooling-off period, deposits are capped, and QBCC home warranty insurance covers eligible residential work. The QBCC explains it well at qbcc.qld.gov.au.
