Backflow testing due dates

Testable backflow devices stop dirty water flowing back into the drinking supply. List yours and see what’s overdue or coming up.

For building managers

Where to find them: usually near the water meter, the fire hydrant or booster, irrigation lines, and plant room make-up water. Each should have a tag showing the last test date.

Your register

Typical rule in NSW: testable devices are tested at least every 12 months by an accredited plumber, with results lodged with the water utility. Check the current requirements with Sydney Water.

Questions managers ask us

Do you work for the strata manager, the committee or the owners?

All three, depending on who engages us. Most often we take work orders from the strata or building manager, and report back so it can go straight to the committee.

Water is leaking into my unit from above. Who pays?

It depends where the leak is. As a general guide in NSW, pipes and plant that serve more than one lot are usually common property, looked after by the owners corporation. Fixtures inside a lot that only serve that lot are usually the owner’s. Your by-laws can change this, so check them or ask your strata manager. Our report will say exactly where the leak came from.

What happens at the free plant room assessment?

We walk through the plant room, hot water system, pumps and any backflow devices, note their age and condition, and give you a short written summary. There’s no obligation to use us afterwards.

How fast do you get to an emergency?

For buildings we look after, our average emergency response is 4 hours, day or night, through the 24/7 line.

How do you handle water shutdowns?

We plan the shortest window we can, pick a time that suits the building, and put notices under every door a week before. If it’s a big job, we split it into stages.

Can you look after our backflow testing?

Yes. We keep a register of every testable device in your building, test them each year and lodge the results for you. You get a reminder before anything falls due.

Will our committee understand your quotes?

That’s the idea. Quotes are itemised in plain English, with options where there’s a real choice, so the committee can decide at one meeting.

Our hot water plant is old. Should we replace it now?
